The property is situated in the Olgiata-Formello area and is about 12 Km from Rome, 5 Km
from the International Golf Course, totally surrounded by oaks and holm-oaks, 1,5 Km from
supermarkets and shops and about 5 Km from shopping centers.
There are two ways to reach the villa: one dirt road and one asphalt road.
In the proximity there are riding schools and the possibility to make long rides through woods
and lakes.

The villa was built in 2000 in farmhouse stile and is encircled by 11,000 mq garden planted
with stone-pines, citron trees, palm trees, cypresses and magnolias. It is completely

the maximum is 2,50 mt and is provided with internal lights, filtration plant and automatic
wastepipe.

On the ground floor there is the garage (70 mq) and a closet (35 mq) in which is situated a
fresh-water tank (2000 lt) as a water reserve.

The garage has a direct access to the villa: near the hall there is a bathroom with shower and
a whirlpool, a lumber-room where is situated the alarm control, a dining room, a living room
with fireplace made in stone: in this area there are two French windows with access to the
garden.

On the first floor there is a portico (60 mq) equipped as a sitting-room with a dining-table. The
portico is linked to the kitchen with a French window.

From the kitchen you can reach the main hall (also this one with a fireplace).
Always on the first floor there are a built-in wardrobe, two bedrooms, one bathroom and a
master bedroom, that has an adjacent room equipped as a wardrobe, and a private bathroom
with shower and bath.

On the second floor there are a master bedroom with ensuite bathroom, and another double
bedroom. These bedrooms have velux windows.
