Description:
Location
The Monastero Francigeno, sits on a hilltop position dominating, since a thousand years, the horizon over the surrounding Tuscan landscape all the way to the magic Castle of Monteriggiori.
The first written records about this convent go back to March of the year 881 AD, when the Emperor Charles the Fat intervened to mediate a friction between the Bishop of Arezzo and that one of Siena. At that time the monastery was an important stop over for travellers going to Volterra and also a meeting place for gatherings and receptions in honour of important visitors. Description of buildings
This monastery, once a hermitage, appears at present as a traditional C shaped building, incorporating age-old spaces and a chapel. The core of the main building has been carved in 13 self-contained apartments, with 16 bedrooms and 14 bathrooms, including living rooms with cooking areas, for a total of 36 rooms. The church, in the west wing, is still used to celebrate ceremonies and just a little further away, past the courtyard, there is an annexe of 89sqm which consists of 31 sqm utility room for the accommodation facilities and another space of 45 sqm used by the estate employees’ as a changing room. Condition
The property has been immaculatly restored, retaining period materials where possible. The most ancient part of the house still boasts the original stone walls, cotto floors and ceiling made of chestnut beams and tiles. All doors and windows are made of solid chestnut wood, the windows are also double glazed and have Tuscan style internal shutters. Outdoor space
The property is surrounded by a total of 37.5 hectares of land, planted with Chianti di Colli Senesi vines, and an olive grove cultivated with distinct varieties (such as moraiolo, frantoio and leccino), close to the Monastery there are charming and well tended gardens with lawns, flower beds and hedged garden paths leading to the swimming pool of 6x12 mt. The land is divided as follows: 8,7 hectares of sown land 3,7 hectares of olive grove 4,3 hectares of vineyard 20,7 hectares of mixed coppice
The property is also served by an ample parking area Utilities
All systems have been replaced during the recent restoration: each apartment is totally self-contained, with a cooking area, at least one bathroom with toilet, bidet, shower and washbasin, television and entry phone. There is a separate gas central heating for each unit. Usage and potential
Despite its one thousand years of history, the Monastery retains, with a modern approach, the traditional role of welcoming refuge to travelers, and combines its period accommodation facilities with farming activities for the production of olive oil and wine. The estate is located in the heart Tuscany, 10 minutes from Siena, 20 minutes from San Gimignano, 53 km from Florence, 79 km from the sea, and it controls wonderful views over stunning, unspoilt countryside and the scenic Castel of Monteriggioni. For these reasons the Monastero Frangiceno is the perfect property in a perfect location, for those wishing to invest in a hospitality business of distinction.
