Covenants and Restrictions
There is no time limit requiring you to build on your plot by a certain date. The land can remain vacant for as long as you wish. When a property is built it must be a maximum of two storeys high and consist of a minimum area of approximately 1,000 sq ft.
Tax Information
There are two taxes that are payable on an ongoing basis after the purchase of a plot: Real Estate Tax and an Improvement District Assessment. The Tax is payable annually in arrears and the Assessment payable in advance. The latest date for payment of both is 10th October every year. At the present time the Assessment is roughly $100 per year and the real estate tax is $15-$17 per year for a plot only (i.e. no house). If the Tax or the Assessment is not paid then the property can be foreclosed. There is no obligation on the tax charger to send out a notice; it simply becomes payable.

Title Insurance
Title insurance is principally a product developed and sold in the United States as a result of the deficiency of the US land records. It is standard practice whenever buying land or property anywhere in the United States to take out a title insurance policy. It protects an owner's financial interest in property against loss due to any title defect by reimbursing the insured for the actual monetary loss suffered, up to the dollar amount of insurance provided by the policy.
